What to expect on our visit

What typically happens during the inspection of your property?

Prior to inspection, we will discuss any changes to, additions to, or remodeling of your home. When we arrive at your home or business for inspection we will then do the following:

  1. Measure and photograph the exterior of the improvements and observe the site, grounds, and any out buildings. Accuracy of exterior measurements is critical as in some cases county record may not be accurate.
  2. Inspect the interior of the home or building as well as the garage.
  3. Inspect and photograph each room of the interior improvements to verify for lenders or court the quality and condition of your property.

Reports & Services

Most residential appraisals are completed on standardized forms approved by Fannie Mae, Freddie Mac, and the FDIC. These forms include photos, maps, and required exhibits.

Commercial or industrial properties are typically completed in a narrative format with appropriate photos, maps, and exhibits.

Some appraisals can be completed, with prior approval from the client, with an exterior observation only, using a more limited report.

Upon request, opinions of value can also be given, after proper analysis, in the form of a letter.

Measurements

Carlson Appraisal also can provide an on-site measurement and calculation of building or home size for marketing or other purposes.

Stan is a California Certified General Appraiser with more than 20 years of experience. Being a lifelong resident of Santa Clara Valley, Stan is familiar with all aspects of real estate appraisal in this unique valley. Stan specializes in high-end residential properties as well as multi-family, industrial, and commercial properties. Many of the commercial properties appraised are for SBA lending with top-name bank clients. Stan also specializes in estate appraisals, with many local attorneys as clients. In addition to Santa Clara County, Stan also serves Santa Cruz, San Mateo, and Alameda counties. Stan is a member of the National Association of Appraisers and the Santa Clara Real Estate Board.

Rebecca has been appraising for over 10 years. Appraisal/valuation assignments including commercial, industrial, land and residential. She specializes in high-end residential and residential land. Rebecca is qualified as an expert witness and has testified in State courts in Santa Clara County and at Assessment Appeal Board hearings. Volunteer services include serving on committees for various Appraisal Institute conferences, as well as presenting and moderating sessions for continuing education. Rebecca has a Bachelor of Science, Business Administration with Accounting Concentration from Notre Dame de Namur University in Belmont, California, and is a designated member of the Appraisal Institute, recently obtaining her SRA.
